Tenant Placement

Great property management service starts with finding great tenants for your home. Here’s what you can expect when our services are enlisted to secure tenants for you:

  • Initial listing consultation and rental market analysis

  • Exclusive right to lease listing agreement execution

  • Professional photography

  • Eloquent description of the property

  • Yard sign with flyer box

  • Submission to our local Multiple Listing Service (MLS)

  • Syndication to over 160+ websites incl. Zillow, Trulia, Homes and Realtor.com

  • Social media blasts to over 8,000 local, international, and global connections

  • Tenant pre-screening

  • Thorough tenant screening when a solid candidate is found which includes:

    • Credit check

    • National terrorist list

    • Eviction or litigation search

    • Sex offender list

    • Felony search

    • Employment verification

    • Previous/current landlord verification

    • Call references

    • Social Security Number verification

  • Once approved, reservation fee due to remove property from the market

  • Lease is ordered and prepared by an attorney

  • Lease is executed, security deposit is retained, pro-rated & first months rent due

  • Tenant placement fee is equal to one months rent ($1250 min.)

  • Tenant placement fee reduced to a half months rent when bundled with property management ($750 min.)

     

 

Property Management

  • Our property management fee is 9% of the monthly rent collected ($100 min.)

  • Lease renewal for tenants that stay is only $200
