Getting pre-approved by a lender
After hiring us to represent you on the purchase of your home (great choice by the way!), we will provide you with a list of a few preferred lenders to shop and get pre-approved.
The reason why this is so important up front is because the types of homes that you’re able to view/purchase are directly impacted by the type of loan you qualify for, or want to use.
Choosing a home
First things first, we need to sit down and figure out exactly what is important, and what’s not, regarding your future home. We’ll talk areas, proximity to work, budget, neighborhood amenities, schools, sq. footage, # of bedrooms, style, pool, local entertainment and acreage… just to name a few.
Once we have a clear picture of your vision, the hunt begins. We’ll set up search notifications in the MLS with that will automatically send you any property that matches your criteria that hits the market. We’ll also provide you MLS search tools for yourself to poke around with if you wish.
After our initial search, and we find some homes that interest you, we’ll immediately set up a day and time to go out and view them. We’ll handle all the appointments necessary and provide you with an outline of our trip.
For most buyers, choosing a home is an exciting, but emotional process, and our hunt doesn’t end until we find the perfect match between you and your future home.
Contracting on a property
Once you’ve found the home of your dreams, we request all of the disclosures from the seller. One of the most important disclosures we’ll track down is the Seller’s Property Disclosure. On this disclosure, the selling party must disclose any materially known facts that may affect the value of the property.
If all of the disclosures are acceptable to you, and you feel comfortable moving forward, we will then research recent comparable sales of similar homes in the area to help estimate the fair market value. Based on those comparable sales, as well as other factors like potential repairs or upgrades that are needed, we will then help you structure an offer and negotiate on your behalf.
This may be a “sellers” market, but there are still deals to be had and we thrive on helping our clients get the best deal possible.
Between Contract and Closing
There are many dates to be followed and tasks to be performed when it comes to the contract. Just to name a few, we’re talking: EMD, loan application, inspections, appraisal, re-negotiations after inspections and/or appraisal results, title commitment, survey, loan disclosures, home warranty invoice, etc. We can’t stress to you enough the importance of having an experienced professional guiding you through this.
Closing, settlement or close of escrow, can be a rewarding, but complicated process. Typically a title company will be handling the transaction and we work closely with them from start to finish to help ensure that everything goes as smooth as possible. Experienced agents know the importance of communication between all parties and staying one step ahead at all times. Once all the documents have been signed and the transaction is funded, you have officially purchased your dream home. Time to party!
